Sash windows in Wembley — the problems we get called about
Wembley's period stock runs heavy in Edwardian terraces — the streets behind the High Road, the older sections of Wembley Park, the Tokyngton side that ran on past the post-Olympic renewal intact. Most of those houses are still on their original windows, and most of those windows are due some attention.
We specialise in sympathetic repair — traditional joinery alongside the modern bits that earn their keep. Twenty-five years on sash and casement frames, mostly across northwest London and the Home Counties.
What we see most often in Wembley houses:
- Rotten window frames where rain has worked its way into the cill or the bottom of the stiles.
- Heat loss through single glazing — a typical U-value around 5.0 W/m²K, against a modern wall at ~0.3.
- Persistent draughts and rattling from worn parting beads and seals.
- External noise from the North Circular, the A406, and event traffic on match days.
- Condensation buildup on cold internal glass, leading to staining and decay around the cill.
Sash window repair specialists in Wembley
When sash windows go draughty, start rattling, or seize up in the box, the answer is usually repair, not replace. We focus on sash window restoration and the upgrades that come with it — fixing the issues without losing the character of the property.
Draught excluders for wooden windows
Brush seals fitted into the stiles, meeting rails, and cills. Closes the gaps cleanly, the rattle stops, and the heat stops walking out around the sash.
Window frame rot repair
We splice-repair decayed window frames: cut out the rot back to sound wood, scarf in matched joinery, treat the surrounding timber, prime and paint. The window is structurally the same window, with a new section spliced in where the old one had failed.
Cracked or broken glass replacement
Cracked panes get replaced cleanly — the same glazing-bar layout, matched glass for restoration jobs, vacuum-insulated units where we're rolling glass replacement into a thermal retrofit. The sightline stays intact.
Double-glazing retrofit for Wembley sash windows
Sash windows in many Wembley homes are still single-glazed — which means draughts, condensation, and a heating bill that climbs every year. Our retrofit service drops vacuum-insulated glass units into the existing sash frames. U-value at the glass falls from ~5.0 to ~0.7 W/m²K — triple-glazed thermal performance inside an 8 mm unit. The window keeps opening the way it always did.
Single to vacuum glazing — the slim-profile upgrade
Vacuum glazing is the right answer for period frames with shallow rebates. Two panes separated by a hard vacuum, in roughly the same thickness as the original single pane — superior insulation, meaningful noise reduction, no visible change from inside or out.

Frequently asked questions
Can sash windows be upgraded to double glazing during repair?
Yes. We routinely combine repair with retrofit — splice out the rot, refresh the cords and pulleys, drop vacuum-insulated units in behind the same glazing-bar layout. One visit, both jobs.
How do you repair sash frames with significant rot?
Splice repair: cut the decayed timber back to sound wood, scarf in matched joinery, treat the surrounding timber, prime and paint. For deeper damage we'll use epoxy reinforcement where it's the right call. We don't replace what we can save.
Can modern glazing be installed without changing the look?
Yes. Slim and vacuum-insulated units fit into the existing sash frames behind the same glazing-bar layout. From inside or out, the window keeps its original sightline.
